Our startup service will allow you to fill your property and begin collecting your rental income. This process will include:
- Marketing of your property on the SB Lets website and on property portals such as Rightmove and Zoopla.
- Finding you your tenant or tenants.
- Preparation of the tenancy agreement.
- Fully reference all tenants and carry out credit checks.
- Collect one month's rent in advance (or 6/12 months’ rent in advance) together with a security deposit of 5 weeks rent which will be secured with the government authorised tenancy deposit protection scheme My Deposits.
- Arrange and take meter readings for the utilities to be registered for the new tenant for the period of the agreement.
Full Management: From 9% including VAT
We offer a comprehensive management service, taking the work out of your hands. This service includes:
- Collection and payment of rent.
- Monthly statements sent to you in your preferred format.
- Arrangements and oversight of the checkout and check-in of the tenant at the start and end of the tenancy.
- Arranging maintenance and repairs as necessary.
- Suppling both the landlord and tenant with 24 hour emergency contact numbers.
- Arrange and take meter readings for the utilities to be registered in the new tenants' names for the period of the agreement.
- Arrange and carry out inspections on your property on your behalf.
Rent collection: From 6% including VAT
If you would prefer to manage the property and the tenant yourself but not deal with the financial side directly, this option is for you. Note that full management above is inclusive of rent collection.

EPC (Legal Requirement)
All rental properties need to have an up to date Energy Performance Certificate. We will handle the entire process for you and pass on any fees we've paid on your behalf at cost.
Gas Safety (Legal Requirement)
Every property needs to have an up to date gas safety certificate. We will carry this out on your behalf, unless you are already in possession of one.
Electrical Installation Condition Reports (EICR) (Legal requirement).
